Should You Trust a Real Estate Double Agent?

Do consumers fully understand the concept of agency as it applies to real estate in New Brunswick? Are they fully informed? Do they have enough information to protect themselves.

And if they engage the services of a licensed real estate agent, are they better protected? Will they trust in the undivided loyalty of their own agent or will they be persuaded to agree to dual agency and diminished representation?

To be honest it is better then no representation. I bought a house from the agency I was dealing with and was essentially paying them their commission. What do I get? NOTHING. This particular agency did not do "dual agency" so my "agent" was working for the seller and I had to pay my lawyer to represent me in the matter. What does it mean for the agency? More money and less work, since two agents were working for the same person dividing up the time and getting the same amount of money.

I had previously bought a house with a dual agency agreement without incident, and at least I felt like I had some kind of representation instead of NONE.

Thanks for your comment Clark. You may be under the impression that a salesperson is an agent but that is not the case in New Brunswick. Here salespeople must be licensed under an agent. In New Brunswick consumers have the right to full representation and the undivided loyalty of a their own agency representing them in a real estate transaction as a buyer's agent.
